Loan Modification and Our Process
We will be the first to tell you, you can do your own loan modification. However, you wouldn't be here on our website if you could fill out a one-page application and get the best loan mod for you negotiated the same day. What we do is most of the heavy lifting for you, so you can concentrate on what's important -- your family, health, work, saving money to get back on track, etc. You do what you do best, let us do what we are good at. Gathering the information the banks want, including information the banks don't want, packaging it in a way to help them make a fast and easy decision. If they don't the file goes to an attorney for round two or even three if need be. But they usually give us more than what the homeowners hoped for before it even goes to the attorney.
There are four main steps we are involved in getting your loan modification completed. You'll see that we've made your part in them as easy as possible, and we do all the work! That's what we're here for.
| Step one: Ability, Stability, and Willingness |
This is a function of a couple things. How much of a monthly payment can you afford? And given your income and debt, and goals, how much of a rate or principal reduction will your lender give you? We'll also help you through different scenarios by asking a few simple questions. Based on standard lender loan mod guidelines, we'll get you a good idea of what kind of terms you can expect from the bank. We obviously can't promise you anything without getting your file and talking with your lender first. But to let you know of a few options. Some have received rates as low as 1% or no payments at all for 6 months. So give us a call or email us and let us see what we can do for you.

| Step two: Gathering the Ammunition |
This is your part. We will let you know what we need. You can check our Loan Mod Checklist for a sample. After you give us this information the rest is up to us. Now if you choose to try it yourself, be sure to write a good "Hardship Letter" that explains your situation clearly.

| Step three: Sending the proposals and negotiations |
This is the part we are good at. We are financial negotiation specialists who live for this sort of thing. We know how to get the lenders to give you some breathing room and we take all the information you provide and add some of our own that helps them make a fast and easy solution that is right for you.

Step four: Commit and Refocus |
|
After we devise a plan and get the bank negotiator to agree, you'll get the documents to sign and you will be able to rest knowing you are not going to lose your home AND you have payments you can afford.
